WHO IS CAPITAL MANOR?

Capital Manor is a not-for-profit senior living community that offers a warm, well-designed environment to continue your vibrant lifestyle close to everything you love about the Willamette Valley area. On top of all that, you add the comfort and security of continuing care.

WHAT IS A LIFE PLAN COMMUNITY?

Life Plan Communities are senior living communities that provide several lifestyle options, so you can choose the one that fits your needs and the way you want to live. This includes a range of services, amenities, wellness programs and activities, all designed to help you stay healthy and independent for as long as possible. Most importantly, Life Plan Communities provide residents with access to several levels of care at fees significantly lower than market rates. As your health needs change, you have the appropriate level of support. At Capital Manor, we offer Independent Living, Residential Care and Memory Care.

WHAT IS AN ENTRANCE FEE?

The one-time entrance fee is an upfront sum to help cover community operating expenses and prepay some of the fees that come with offering access to continuing care for life. It also ensures priority access to several levels of continuing care, in case you ever need it. At Capital Manor, your entrance fee is based on the size of residence that you choose and the number of occupants. It gives you lifetime use of your home, as well as use of our residential care facility for health needs, either rehabilitative or long-term.

WHAT OTHER EXPENSES CAN BE ANTICIPATED?

Residents pay for their own telephone service, medications, therapies, outside medical bills and personal expenses. Residents are charged for additional dining room meals beyond their monthly dining allocation. Continental breakfast is complimentary to all residents. Villa and Townhome residents pay for electricity, natural gas and a discounted rate for cable TV and internet.

WHAT ARE SOME OF THE TAX ADVANTAGES OF A CCRC COMMUNITY?

The IRS has ruled that a large portion of the entrance fee is tax-deductible in the year you pay it. Every year a calculation of how much of each monthly service fee goes toward operating Manor Care is distributed to residents and can be used toward their medical deduction. All care provided to residents of Manor Care can be deductible as well. Discuss all tax considerations with your own tax professional.

WHAT DOES MY MONTHLY FEE COVER?

Your monthly fee covers Capital Manor’s unique lifestyle advantages and community services, making Capital Manor a true value. Monthly fees for residents of the Tower and Terrace Apartments include personal services such as flat linen service, housekeeping, maintenance, all utilities including cable and internet, Wi-Fi, transportation, and access to the pool and wellness center, as well as social, recreational, and entertaining programs. All the same services are also included for Villa and Townhome residents, with the addition of landscaping and the exception of electricity, gas, cable TV, and internet.
