What is a Continuing Care Retirement Community (CCRC)?

CCRCs are senior living communities that provide several lifestyle options, so you can choose the one that fits your needs and the way you want to live. This includes a range of services, amenities, wellness programs and activities, all designed to help you stay healthy and independent for as long as possible. Most importantly, CCRCs provide residents with access to several levels of care at fees significantly lower than market rates. As your health needs change, you have the appropriate level of support. At Capital Manor, we offer Independent Living, Residential Care, Memory Care, and Respite Care.

What is an entrance fee?

The one-time entrance fee is an upfront sum to help cover community operating expenses and prepay some of the fees that come with offering access to continuing care for life. It also ensures priority access to several levels of continuing care, in case you ever need it. At Capital Manor, your entrance fee is based on the size of residence that you choose and the number of occupants. It gives you lifetime use of your home, as well as use of our residential care facility for health needs, either rehabilitative or long-term.

What other expenses can be anticipated?

Residents pay for their own telephone service, medications, therapies, outside medical bills and personal expenses. Residents are charged for additional dining room meals beyond their monthly dining allocation. Continental breakfast is free to all residents. Villa and Townhome residents pay for electricity, natural gas and a discounted rate for cable TV.

What are my transportation options?

We offer scheduled transportation all over Salem, five days a week. Need a different stop? Let the bus driver know the previous week and he’ll add that stop to his route. Point-to-point trips are also available. On Fridays, the Capital Manor bus is reserved for special outings for residents. Additionally, the city of Salem has a number of great public transportation options. Transportation includes resident outings to Elsinore Theater, Pentacle Theater, shopping trips throughout Oregon, brunches and Happy Hour at various Salem venues, beach trips and more.

Can I keep my car?

Of course! Apartment residents may rent a carport or garage space for a modest monthly fee. All Villas and Townhomes include attached single-car garages, which are covered in the monthly service fee. Free outside parking is available for all residents and guests. RV parking with hookups is also available.

What are my dining options?

Capital Manor’s Magnolia Dining Room serves three meals a day, both buffet-style and restaurant-style, plus a continental breakfast in an open seating arrangement. Fresh, nutritious meals are prepared under the direction of our professional registered dietician. Our Red Door Bistro serves milkshakes, entrees, homemade soup and salad.

How do you accommodate for special diet needs?

Our menu offers a variety of food choices, and those that meet special-needs diets are identified as such: low sodium, low fat, etc. Our on-site dietician is available for consultation.

What is your pet policy?

Pets are permitted in all living residences at Capital Manor. When you visit, please speak with a marketing representative regarding size limitations.

Does Capital Manor have a financial report available for review?

Capital Manor’s annual audited report is available through the marketing office.

Can my friends and family come to visit me?

Always! Your friends and family are always welcome at Capital Manor. Guest rooms and meals are available to resident guests for a minimal fee. You can spend time together in the Private Dining Room, our beautiful 10th floor lounge, as well as the Community Center.

Who operates Capital Manor?

Capital Manor is a not-for-profit corporation formed under the laws of the state of Oregon. It’s managed by a board of directors, consisting of business people who live in the Willamette Valley and serve without pay. The community retains an executive director as part of its partnership with Life Care Services® to manage Capital Manor’s day-to-day operations.

What are the prerequisites for living at Capital Manor?

Applicants must be at least age 62 or have a spouse of that age, be able to live independently within reasonable accommodations, and demonstrate the financial ability to meet the terms of the residency agreement. There is no maximum age limit, provided these criteria are met.

Can I move from one residence to another at a later date?

Yes, depending upon availability. Any moving and renovating expenses will be incurred at your own expense.

Do you have a waiting list?

Yes! By making a deposit you’ll get to meet future friends and neighbors and have the opportunity to enjoy many of the same amenities and activities that current residents do, plus invitations to special wait list events. You’ll also be securing a solid plan for your future – all before you move in. Wait times vary depending on the size of living space and style desired for your retirement.

What are some of the tax advantages of a CCRC Community?

The IRS has ruled that a large portion of the entrance fee is tax-deductible as future Continuing Care cost in the year you pay it. Every year a calculation of how much of each monthly service fee goes toward operating Manor Care is distributed to residents and can be used toward their medical deduction. All care provided to residents of Manor Care can be deductible as well. Discuss all tax considerations with your own tax professional.
