Question: What is a CCRC (Continuing Care Retirement Community)?
Answer: CCRC’s offer several housing options to choose from, so individuals can select the lifestyle that fits with their personal needs. CCRC’s also offer a range of services, amenities, and health and wellness programs – all geared toward helping residents stay healthy and independent for as long as possible.
But the foremost advantage that CCRC’s offer is in providing residents with access to high-quality future care at fees that are well below current market rates. CCRC’s offer residents specialized services, support, and security. They know that if their needs change, the appropriate level of support is available, from independent living on through nursing care right on the same campus.
Question: What does it mean to be accredited?
Answer: Capital Manor is accredited by the independent Continuing Care Accreditation Commission (CCAC), the only accrediting body for CCRC’s. Before awarding accreditation, CCAC reviews the communities amenities, services, accommodations, management, and long-term financial reliability.
The CCAC “seal of approval” is a mark of excellence, only about 315 of the thousands of continuing care communities nationwide are accredited.
Question: Transportation
Answer: Salem has a number of great public transportation options, including Cherriots, Salem’s area-wide bus system which stops at the Tower entrance of Capital Manor Monday through Saturday. Wheels, another transportation option in Salem, is available by appointment for point-to-point transportation within the city limits.
Question: How does Capital Manor serve meals?
Answer: Capital Manor’s main dining room serves three meals a day, buffet style, plus a continental breakfast in an open-seating arrangement. Wide assortments of appealing, fresh, and delicious meals are offered. All menus are prepared under the direction of the Manor’s own professional dietician.
Question: How does Capital Manor accommodate for special diet needs?
Answer: Our menu offers a variety of food choices. Our on site dietician is available for consultation.
Question: What other expenses can be anticipated?
Answer: Residents pay for their own telephone service, medications, therapies, outside medical bills and personal expenses. Manor apartment residents also pay for rental of garage or carport space. Villa and Townhome residents are charged for additional dining room meals beyond the continental breakfast and one main meal each day (included in the monthly fee). They also pay for monthly utility costs (gas, electric and cable).
Question: Pet policy?
Answer: Pet are permitted in the Villas and Townhomes.
Question: Parking and second vehicles
Answer: Manor residents may rent a carport or garage space for a modest monthly fee. All Villas and Townhomes include attached single-car garages, which are covered in the accommodation fee. Free outside parking is available for all residents and guests. RV parking with hookups is also available.
Question: Does CM have a financial report available for review?
Answer: Capital Manor’s annual audited report is available through the marketing offices or the 10th floor library.
Question: Guest accommodations?
Answer: Guest rooms and meals are available to resident guests for a minimal fee.
Question: Who operates CM?
Answer: Capital Manor is a non-profit corporation formed under the laws of the state of Oregon. It is managed by a board of directors, consisting of business people who live in the Willamette Valley and serve without pay. They retain an executive director to manage Capital Manor’s day-to-day operations.
Question: What are the prerequisites for living in CM?
Answer: Applicants must be at least 62 or have a spouse of that age, be able to live independently, and demonstrate the financial ability to meet the terms of the residency agreement. There is no maximum age limit, provided the above criteria are met.
Question: What is covered by the accommodation fee?
Answer: This fee provides for a lifetime lease of each resident’s home, as well as use of the Manor’s health care center for future health needs.
Question: What is included in the monthly maintenance fee?
Answer: Included in the Tower are personal services such as meals, flat linen service, housekeeping all utilities, and cable TV. All the services are also included for Villas and Townhomes except electricity, gas, and a cable TV.
Question: May I move from one living area to another at a later date?
Answer: Yes, this will depend upon availability at the time. Any moving and renovating expenses will be added charges.
Question: Do you have a waiting list?
Answer: Our waiting list varies in length, depending on the size of living space and style desired. A deposit of $ 1000.00 secures you a place on our waiting list.
Question: What are some of the tax advantages of a CCRC?
Answer: The IRS has ruled that a large portion of the accomodation fee (entry fee) is tax deductable in the year it is paid as future health care cost. Every year a caculation of how much of each monthly maintenance fee goes toward operating the Manor Care facility is distributed to residents and can be used toward their medical deduction.
